Settlement Fees to Owners for a Refinance
 

Please note that most of the following fees are not paid to our office. However, these are fees that we collect at settlement on behalf of the various payees.

  • $495 settlement fee payable to Mark S. Allen, Attorney at Law

  • $335 examination of chain of title payable to Realtors & Builders Title & Escrow

  • $295 preparation of title insurance binder payable to Realtors & Builders Title & Escrow

  • $275 processing fee payable to Mark S. Allen, Attorney at Law

  • $50 Closing Protection Letter payable to Chicago Title

  • Title Insurance priced as a cost per thousand dollars of loan amount. Discounted reissue rates will be given if borrower can provide, at the beginning of case processing, an owners title insurance policy that is less than 10 years old

  • Loan fees points, document fees, etc. payable to and determined by lender

  • Taxes, homeowner or condominium fees to be prorated or escrowed if applicable

  • $80 (estimated) courier fee to deliver lender documents and loan payoffs

  • $120 recording fees (estimate) varies depending upon number of pages in deed of trust

  • $75 (may vary depending on number of liens) fee to obtain and record release of current liens on property payable to Mark S. Allen, Attorney at Law

  • $80 (may vary) courier or wire transfer fees to send payoff(s) to lenders for current liens on property

  • $52 per lien release recording fee payable to city/county as applicable

Settlement Fees to Seller
 

Please note that most of the following fees are not paid to our office. However, these are fees which we are to collect at settlement on behalf of the various payees.

  • $495 settlement fee payable to Mark S. Allen, Attorney at Law

  • $250 document preparation fee payable to Mark S. Allen, Attorney at Law

  • $3 per thousand of sales price - Grantors Tax - payable to city/county/state

  • Termite (pest) inspection (if contract specifies seller is to pay for such inspection) and repair - varies depending upon inspection service used and whether or not any treatment/repairs are required

  • $75 (may vary depending on number of liens) - fee to obtain and record release of current liens on property - payable to Mark S. Allen, Attorney at Law

  • $35 (may vary) courier or wire transfer fees to send payoff(s) to lenders for current liens on property

  • $52 per lien release - recording fee - payable to city/county as applicable

  • Title problems. Note: Occasionally, problems are discovered with the title requiring additional work to solve them. Fees for those matters will be set individually with the party involved

  • $45 to wire transfer sales proceeds to Seller

Settlement Fees to Buyer
 

Please note that most of the following fees are not paid to our office. However, these are fees which we are to collect at settlement on behalf of the various payees.

 

  • $495 settlement fee payable to Mark S. Allen, Attorney at Law

  • $335 examination of chain of title payable to Realtors & Builders Title and Escrow

  • Title Insurance - varies depending upon sales price, loan amount and buyer's choice of coverage

  • $295 Preparation of title insurance binder required by lender prior to closing

  • $50 Closing Protection Letter payable to Chicago Title

  • $400-$700 Survey (if not condominium) payable to Alexandria Surveys or Dominion Surveys

  • Termite (pest) inspection (if contract specifies buyer is to pay for such inspection) payable to termite inspection company.

  • Loan fees - points, document fees, etc. - payable to and determined by lender

  • Taxes, homeowner or condominium fees to be prorated or escrowed - if applicable

  • $55 courier fee to deliver lender documents

  • $275 Processing/Administration fee payable to Mark S. Allen, Attorney at Law

  • $3.33 per thousand on higher of sales price or local tax assessment. Tax stamps - payable to state and city/county

  • $3.33 per thousand of loan amount - Transfer Tax - payable to state and city/county

  • $120 Recording fees - (estimate) - varies depending upon number of pages in deed of trust and deed
